The Marta Walsh Index is the first freely published weekly index dedicated to Arizona’s $2M+ real estate market. Fast facts
The index measures weekly buyer absorption of $2M+ inventory, seasonally corrected and scaled to the tier’s own five-year norm (100 = normal). It is reconstructed across every week since 2005: the reading bottomed at 24 in 2009 and peaked at 701 on February 25, 2022 — weeks before rate increases reached the market. The underlying dataset covers all 39,539 listings ever entered above $2 million in the Arizona Regional MLS, 1998 to present. Alongside visible inventory, the index tracks luxury homes sitting off-market after a failed listing — roughly 1.7 for every active listing at launch — with return expectations built from 18,704 historical failed campaigns. Custom readings for individual cities and communities are produced on request, free.
