ARIZONA'S LUXURY MARKET GETS ITS FIRST DEDICATED WEEKLY INDEX —
PUBLISHED FREE, WITH THE METHODS IN FULL

The Marta Walsh Index reads the state's $2 million-plus market every
Friday, back-tested through 25 years of MLS history — including the
2009 bottom and the February 2022 peak.

SCOTTSDALE, Ariz. — [DATE] — Arizona's luxury real estate market has
long been measured only as part of something else: city gauges and
metro statistics in which the $2 million-plus tier is outnumbered a
hundred to one. As of this fall it has its own instrument. The Marta
Walsh Index (MWI), published every Friday at martawalsh.com/mwi, is
the first freely published weekly index dedicated to Arizona's luxury
tier — with its full methodology, historical validation, and even its
failed experiments documented publicly.

The index measures how quickly buyers are absorbing available luxury
inventory, corrected for the season and scaled against the tier's own
five-year norm. A reading of 100 means the luxury market is behaving
like its usual self. This week's reading is [CURRENT READING] —
[CURRENT VERDICT SENTENCE].

Reconstructed retroactively across every week since 2005, the index
bottomed at 24 during the depths of 2009 and peaked at 701 on
February 25, 2022 — weeks before rising interest rates reached the
market. No parameter was tuned to fit those events; the construction
was fixed first, and the history served as the check.

The MWI also counts what no public statistic shows: luxury homes
sitting off-market after a failed listing. At launch, roughly
[CURRENT POOL] such homes sat dark — about 1.7 for every one actively
for sale — with historical return curves, built from 18,704 failed
campaigns, projecting how many come back and when.

"Sellers above two million dollars have been navigating by
instruments built for a different market," said Marta Walsh, a
fifteen-year luxury specialist with Russ Lyon Sotheby's International
Realty and among the firm's top producers. "The whole-market numbers
are accurate — they just aren't about this tier. We measured the
difference: the city read points the wrong direction for Scottsdale
luxury roughly one month in three."

The index grew out of One Shot, the Walshes' study of all 39,539
listings ever entered above $2 million in the Arizona Regional MLS —
research the team publishes free at martawalsh.com/research. "Every
methodology choice is documented, including the tests that failed,"
said Matt Walsh, who built the index. "We tested whether our
off-market pool could forecast future listings. It couldn't beat a
calendar — so we published that, and the index doesn't make the
claim. An index you can audit is worth more than one you have to
trust."

The weekly issue also reports price-cut activity across the tier, the
share of homes selling within two weeks, and the split between
first-time and returning listings. Custom readings for individual
cities and communities — Paradise Valley, Silverleaf, Desert
Mountain, and others — are available on request, free.
