Q2 is coming to a close. It's been stronger for real estate than most consumers realize. The way the economy feels, fraught with high prices
and soaring gas has not really played out in lower real estate numbers. May 2026 there were 7,200 closed transactions, up 1.7% from 7,080 in May 2025. So the market remains robust.

Who Really Benefits From Private Listings?

One of the biggest stories in real estate today is the increasingly public fight between Compass and Zillow over private listings. While both sides are arguing about what's best for consumers, I believe this debate is really about control of listing data and where buyers begin their home search.

As someone who represents luxury sellers, I'm firmly in the MLS camp. If I'm selling a home in Paradise Valley, Silverleaf, or Desert Mountain, I want every qualified buyer in the world to know it's available. Luxury buyers come from everywhere—not just one brokerage's network or one website's audience. The broader the exposure, the greater the competition. To me, limiting visibility may benefit the companies fighting over inventory, but it rarely benefits the seller.

Normally we say Buyer Beware. In this case it's Seller Beware. Beware of people telling you there's a secret way to get a sale, it might cost you a lot.

Market Stats

One of the biggest stories of 2026 has been the growing divide between the luxury market and everything else. While much of the housing market has been adjusting to higher rates and increased inventory, Arizona's top-tier communities continue to attract significant wealth from across the country.

So far this year 38 homes closed in the MLS for over $10 million.

Arizona luxury real estate has remained surprisingly resilient. The broader market may be normalizing, but the ultra-high-end market continues to operate by a different set of rules.

Off Market Properties

We continue to have a lot of off market properties, Priced from $1,500,000 to over $15,000,000. Most of these properties are ones the owners wish to sell but not yet ready to list on MLS.

Areas of town are mainly Paradise Valley & North Scottsdale. Mountainside homes, golf communities etc. Paradise Valley Views, Silverleaf, DC Ranch, Windgate Ranch & Desert Mountain.
