We continue to have a lot of off market properties, Priced from $1,500,000 to over $15,000,000. Most of these properties are ones the owners wish to sell but not yet ready to list on MLS.

Market Stats

Here's the latest market stats for October. I've used Scottsdale here but this applies to all our luxury areas. PV Biltmore Arcadia etc.
Let's break these charts down one by one to get a true snapshot of the market.
Number of Listings - A mild check up in September. But still in the lower range historically. Slod listings flat.
Listing Prices - Definitely a bounce here. Thos listing in September are bullish on pricing for the upcoming selling season.
Absorption Rate - This measures the balance of supply and demand. The chart reflects the number of months it will take to sell through current inventory given the current lveel of buying. A number under 7 is seen as a sellers market. So a 4 month number like we see today is positive for sellers.
Sold to List Ratio - This number is more concerning to sellers. This is the sale price sellers are realizing relative to their original list price. It represents buyers strong negotiating and price reductions on the listing. This number is in the low range historically. It also shows how important price strategy is for sellers.
Days on Market - In the 90 day range shows more of a balanced market. Sellers do need a little patience here.But the deals are there.
Price Volume - This shows the whole of the market. It's fairly flat over the last 12 months. This is a good thing. There's no perfect time to buy or sell. Deals are happening consistently throughout the year. We expect this volume to climb about 10-15% between now and the end of November.
Summary
All of the luxury markets seems to be aligned at this time. It's a mild sellers market but the amount of buyers is limited. This means pricing is important. Competitive positioning agaist other similar properties is important.
The Government shut down shouldn't impact real estate, even if it becomes protracted. Interest rates coming down should incentivize any buyers on the sideline. Although in luxury market interest rates are less relavent than stock prices.
We anticipate an improving balanced market with moderate price appreciation through the rest of 2025.
