Hoping you had a lovely holiday weekend. The weather was great. Rain and wind on Friday night then some cool but sunny days to follow.

Real estate is chugging along. The luxury market is the brightest sector by far. So let's get into the news :-)

Off Market Properties

We continue to have a lot of off market properties, Priced from $1,500,000 to over $15,000,000. Most of these properties are ones the owners wish to sell but not yet listing on MLS.

Areas of town are mainly Paradise Valley & North Scottsdale. Mountainside homes, golf communities etc. Paradise Valley Views, Silverleaf, DC Ranch, Windgate Ranch & Mirabel Club.

Market Stats

The real estate market looks fairly stable from the inside. The numbers through the MLS show relatively stable prices. The market is mainly being propped up by two things. Out of state buyers and the luxury end of the market. We are noticing some risks factors. mortgage rates are ticking up again, uncertainty in bond market. And polling is showing a fairly large amount of people are expecting a recession.

Here's how the luxury real estate market has been carrying much of the load. Here's the number of homes closed at $5 million or above by year.

2020 - 53
2021 - 154
2022 - 157
2023 - 186
2024 - 207
2025 - 107 already!

Steady increases in price and volume. The numbers for homes selling with golf membership included are literally off the charts.

We don't see any reason why the luxury market will not continue to lead the market as a whole.
