Paradise Valley isn't one market. It's new construction competing against original homes on irreplaceable land, and hillside competing against flat — and those things price nothing alike. A 1958 house on an acre trades largely on the dirt beneath it; a 2026 build two streets away asks close to twice the price per foot. Knowing which of those conversations you're actually in is most of the game.

Start with the good news, because it is genuinely good: just under two billion dollars changed hands in Paradise Valley over twelve months, across 416 homes, at an average of 95% of asking. The year's highest sale closed above its $40M ask. For sixteen square miles with no commercial corridor and a one-acre minimum, that is a remarkably deep market.

The nuance is at the top. Across the whole town a little over half of all listings ended in a sale. Above $10M, nearly twice as many were withdrawn or expired as closed. Not for want of buyers — thirty-nine homes above $10M did sell. But at that level the margin for error in pricing, presentation and timing is close to zero, and the market gives you one clean run at it.
