It's been a busy start to the year. Lots happening all over the Valley. The real estate market keeps chugging along. Not a huge advantage to buyer or seller right now. Price remain firm. More detail below.

Off Market Properties
We continue to have a lot of off market properties, Priced from $1,500,000 to over $15,000,000. Most of these properties are ones the owners wish to sell but not yet ready to list on MLS.
Areas of town are mainly Paradise Valley & North Scottsdale. Mountainside homes, golf communities etc. Paradise Valley Views, Silverleaf, DC Ranch, Windgate Ranch & Desert Mountain.

Market Stats
Here's current market conditions as of January 31st, 2026. We've used Scottsdale as its the most coherent luxury market. But PV / Biltmore etc. seeing same trends.
Our Notes
1. Number of listings remains fairly stable. This is still on the lower inventory side at the moment.
2. List prices are rising. List prices are 8% higher than January 2025. It's not a stretch to see average listing prices in Scottsdale to go over $2 million. Below is the same chart for 2016. Wow.
3. Absorption rate is rising. This is the measure of supply and demand. Anythng below 6 is considered a sellers market. As listings rise the absorption rate also rises. Right now it's indicating A blanced to mild sellers market. If significant drops in interest rates were to occur this is the metric will change first.
4. Buyers are still negotiating hard. In January the negotiated selling price was less than 93.5% of original selling price. This often shows original list price was a bit too aggressive and sellers reduced over time.
5. Days on market rising. This is the indicator to watch for sellers. If this keeps rising in general it shows buyers have more choice.
6. Price volume. Notice how the actual sold volume is a lot flatter than most people imagine. Last year more sold volume in August than November.
